We designed a project of 26 homes for affordable rent that focuses on industrialization, sustainability and an architecture that dialogues with the environment of the Murcian orchard.
We have been awarded the public tender for the design of an industrialized housing building for affordable rent in Sangonera (Murcia), promoted by Casa 47 (formerly SEPES).
The public housing project in Murcia comprises a building with 26 apartments and parking spaces, featuring a combination of one-, two-, and three-bedroom units, as well as shared indoor and outdoor common areas designed to foster community and shared use.
Industrialized wood architecture.
The proposal is based on an industrialized wood construction system with a high degree of prefabrication. The entire project is being developed using BIM (Building Information Modeling) methodology, which allows for greater cost control, precise construction planning, and a significant reduction in waste, improving the efficiency of the construction process.
Efficient and sustainable housing.
The building will achieve an A energy rating, close to net-zero energy consumption. The architectural design incorporates passive energy efficiency strategies, with a special focus on solar control, allowing for reduced energy demand and improved interior thermal comfort year-round.
Flexible and optimized housing proposal.
Based on optimized modularity, a flexible housing proposal has been developed that maximizes the usable floor area of the dwellings. The reduction of hallways, the standardization of dimensions, and the possibilities for combining spaces allow for adaptation to different living styles, while maintaining an efficient domestic scale.
Reinterpretation of Murcian vernacular architecture.
The traditional architecture of the Murcian countryside has been a key reference in the project. Elements such as latticework, canopies, and the control of the size and position of openings are reinterpreted using industrialized systems. The prefabricated GRC latticework stands out, maintaining its original function of solar control with a contemporary aesthetic adapted to mass production.
