We organized the house around the outdoor area of ​​terrace and pool, forming with its volumes of various sizes and characteristics a visual barrier with the party walls and orienting the house towards the preferred south and east.

Between Torrevieja and Pilar de La Horadada, in the southern part of the Orihuela beaches, lies one of the most exclusive residential areas on the Costa Blanca South. The area is characterized by the tranquility afforded by its low density and large plots. This peace is happily punctuated by a good number of leisure and dining options associated with the beach. An exceptional location for your self-build project.

The Building.

We began by analyzing the plot and its surroundings to make the most of the site. In this case, we have a corner plot with two northwest-facing party walls and two southeast-facing facades. There is a one-meter difference in elevation between the sidewalks on either side, with the lower side on the secondary street.

Carefully considering these constraints, we opted to position the house with its back to the party walls, facing south and east—the most pleasant orientations for southern Alicante. This allows us to maintain privacy from neighbors and an interior that seamlessly connects with the outdoor spaces, which we enjoy so much for so many months of the year at this latitude.

The program for this family required underground parking, so we positioned the house, terrace, and pool at the highest point, which also coincides with the main street. Access to the property and the interior is at street level. This way, the ramp leading down to the basement already gains that extra meter of ground.

The house welcomes you with a porch reminiscent of the Mediterranean, where a narrow entrance opens into a double-height living room. This room is the largest in the property and extends into the dining room and kitchen at the far end. The entire common area is visually connected, but our sensory perception shifts as we move through it, thanks to the interplay of ceiling heights and the connections to the outdoors. The double-height living room opens laterally onto the main terrace and pool area via a large balcony. The kitchen has access to both the laundry room and its own service patio, separate from the shared outdoor living area. The dining room offers a unique view of a charming, intimate garden patio.

The layout of the kitchen, laundry room, and patio with barbecue makes it a highly functional space.

The private quarters.

To provide the private areas of the house with optimal sound insulation and circulation, and to allow everyone to wake up with the first rays of morning sunlight, they are oriented northeast. To achieve this, the wet areas—bathrooms and toilets—form a buffer zone. The guest toilet is designed with both interior and exterior access for greater comfort and separation between activities. A total of two secondary bedrooms and a master bedroom with an en-suite bathroom and dressing room complete the 175m² of the ground floor.
