In recent years, the Valencian Community has experienced exponential growth in tourism. This boom has led to a drastic increase in the number of tourist homes, reaching figures of up to 100,000 units. This phenomenon has also contributed significantly to the underground economy in the community. In response to this situation, the Generalitat has implemented measures to regulate the activity of housing for tourist use. Through the new Decree Law 9/2024, of August 2, of the Consell, the aim is to balance the offer of tourist accommodation, ensuring sustainable development of the sector.

With the entry into force of this modification, several differences are introduced with respect to the previous regulations:

-Definition of Tourist Housing: Housing for tourist use is defined as complete properties (flats, chalets, townhouses…), which are regularly rented for tourist, vacation or leisure purposes, through the internet or other new technology systems.

-Complete Transfer: The home must be transferred in its entirety, prohibiting the transfer of rooms.

-Minimum Standards: Design, quality, safety and accessibility conditions are established that guarantee minimum standards for homes. An example of this is that the home must be equipped with furniture, cutlery, kitchenware and accessories necessary to meet the needs of clients according to their capacity.

-Energy Efficiency Certificate: It will be necessary for a certifying technician to carry out this certificate to examine how efficient the property is.

-Register the home with the Tourism Department.
